01 — Management takeover
Inherited a scheme with an eleven-month audit backlog and a reserve fund at 4% of the required balance. We rebuilt the levy roll, cleared arrears to under 3%, published a ten-year maintenance plan and returned the scheme to a clean audit within two financial years.
02 — Commercial leasing mandate
Full leasing mandate on a new mixed-use asset. Tenant mix strategy, rental benchmarking, lease negotiation and beneficial-occupation coordination took the building from shell handover to 91% occupancy inside eleven months.
03 — HOA administration & security
A combined DGS mandate: HOA financial administration and estate rules enforcement alongside a DGS Security manning plan, access control refit and patrol schedule. Reported incidents fell by more than half over the first year.
04 — Guarding, CCTV & control room
Risk assessment across three sites produced a redesigned manning plan, 64 monitored camera positions and an off-site control room with verified-alarm response. Shrinkage incidents dropped to single digits in year one.
05 — Wholesale meat supply
Standing weekly supply of primal cuts against an agreed spec and price list, with a fixed delivery window per outlet, temperature-logged transport and one account manager for all nine kitchens.
06 — Event security & access control
Accredited event cover for a 4,000-guest corporate programme: crowd flow modelling, accreditation desk, vehicle screening and a joint operations room with the client's facilities team.
