Residential Sales
Selling homes with evidence, not optimism
Priced on comparable evidence, marketed with professional photography and taken to close by a named agent.
Overview
A mandate run like a project, not a listing
Every DGS residential mandate opens with a written valuation built on verified deeds office comparables, then runs to a marketing schedule you approve up front. You receive a weekly report covering enquiry volume, viewing feedback and pricing pressure.
- Deeds-office comparables and suburb absorption rates behind every asking price.
- Professional photography, floor plans and drone stills on all mandates.
- Buyer pre-qualification before viewings, so your home is shown to funded buyers.
- One named agent accountable from mandate signature through to registration.

Frequently asked questions
01Do you take open mandates?
We do, but sole mandates consistently achieve a higher net price. We will explain the difference in writing before you sign anything.
02Who pays for the marketing?
DGS carries photography, floor plans and portal costs on sole mandates. There is no upfront fee.
03What compliance certificates will I need?
Electrical, gas where applicable, electric fence, beetle in coastal jurisdictions and plumbing where the municipality requires it. We arrange accredited contractors.
04How is commission structured?
A percentage of the sale price agreed in the mandate, payable on registration of transfer only.
