Residential Rentals
Tenants placed properly, rent collected on time
Screening, lease drafting, inspections and collections handled so your rental income arrives without you chasing it.
Overview
The placement decides the next three years
Most rental losses trace back to a rushed placement. DGS vets affordability, employment and payment history against a documented standard, and declines applicants who fail it rather than filling the unit quickly.
- Credit bureau, affordability and landlord-reference checks on every applicant.
- Leases compliant with the Rental Housing Act and the CPA where applicable.
- Photographic ingoing and outgoing inspections attached to the lease file.
- Deposits held in an interest-bearing trust account and reconciled monthly.

Answers
Frequently asked questions
01What is your placement fee?
A once-off fee equal to a percentage of the first month's rent, plus a monthly management percentage. Both are stated in the mandate.
02What happens if a tenant defaults?
Arrears follow-up starts on day two. Where necessary we instruct attorneys and can arrange rental protection cover on qualifying leases.
03Who holds the deposit?
The deposit sits in an interest-bearing trust account. Interest accrues to the tenant and is reconciled at exit.
