Sectional Title Management

Sectional title schemes run to the letter of the Act

Participation quota accuracy, common property maintenance and levy structures that survive scrutiny.

Overview

Detail work that prevents disputes later

Sectional title problems usually start with paperwork: a quota applied incorrectly, an exclusive use area never formalised, or a special levy raised without a valid resolution. We audit those first and correct them before they become litigation.

  • Participation quotas verified against the sectional plan, not the spreadsheet.
  • Exclusive use areas recorded, charged and reflected in the rules.
  • Special levies raised only on a properly constituted and minuted resolution.
  • Common property maintenance planned against the reserve fund, not improvised.

Answers

Frequently asked questions

01Can you fix an incorrect levy roll?

Yes. We reconcile the roll to the registered sectional plan and present the correction to trustees with the supporting schedule.

02Who approves a special levy?

Trustees may raise one for an unforeseen expense, but it must be properly resolved and minuted. We prepare the resolution and the owner notice.
